These terms cover your use of Self Strata, a platform that helps Queensland bodies corporate self-manage under the Body Corporate and Community Management Act 1997 (Qld). By creating an account or accepting an invitation to a scheme, you agree to them.
Self Strata is record-keeping and administration software. It prepares documents, tracks votes and deadlines, and reminds committees of statutory timeframes — but it is not legal advice, and it does not replace the committee's legal responsibilities. The body corporate and its committee remain responsible for every decision, notice and record, including checking that generated documents suit their circumstances. Where the app flags a governance concern (for example a quorum shortfall), it advises; it does not decide.
Keep your sign-in details to yourself. You are responsible for activity under your account. Committee members must only grant access consistent with their scheme's obligations, and must remove access when someone sells their lot or leaves a role.
Your scheme's records belong to the body corporate, not to us. You grant us only the licence needed to store and display them to the people your committee authorises. Don't upload material that is unlawful, infringes someone else's rights, or contains malicious code.
Levy payments are made directly to the body corporate's bank account using the details on each notice — money does not pass through Self Strata. Where card payments are offered (such as certificate fees), they are processed by a payment provider under its own terms.
We work to keep the platform available and your data safe, but we cannot promise uninterrupted service. To the extent permitted by law (including the Australian Consumer Law guarantees that cannot be excluded), we are not liable for indirect or consequential loss, and our total liability is limited to the amount you paid for the service in the previous 12 months.
A scheme may stop using the platform at any time and may request an export of its records — statutory record-keeping obligations transfer with the records. We may suspend accounts that breach these terms, with notice where practicable.
